- Guide you through the entire home buying process, from finding homes to view, to helping you pre-qualify and budget for your housing costs, to evaluating home values while negotiating the benefits of your purchase, and finally managing the transaction process to a successful close.
- Make sure that all strategies and negotiating is structured for your particular needs, preserving your capital while addressing the market conditions.
- Provide leadership and direction regarding the local Real Estate environment and culture including schools, neighborhoods, the local economy, and more.
Before You Start Looking For Your New Home:
- I will have you work with a mortgage associate to look at your credit ratings and advise you, so you can correct any errors and afford good practices which may improve your credit position and enhance your purchasing strength while minimizing your short and long term housing costs associated with a purchase.
- I will provide estimated transaction costs and budgetary figures to help you determine a comfortable monthly budget for your new purchase, including down payment ,monthly payment and other housing associated costs.
- I will have a mortgage associate help you identify loan programs that are available and to select and prequalify you for the program you feel best suits your needs.
- Establish the methods of communication and working arrangements between Realtor and Client.
- Determine what geographical boundaries for locating your new home are the best matches for your needs.
- Identify important features you want and need for your new home selection.
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as termites.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
- Estimates of these costs will be provided to you in the form of an itemized good faith estimate.
- Determination of strategies to preserve or reduce necessary out of pocket cash flows.
